Property Management Details

10% of Gross Rents Per Month Cover the Following Services;

  • communication between licensed contractors as needed
  • tenant communication (notifications of work at unit, rent increases, etc.)
  • collecting rents
  • rental unit inspections
  • diagnose any tenant or building issues
  • accounts payable – payment of all invoices
  • accounts receivable – deposits and collections of past due/other fees
  • 24 hour emergency contact/ response for tenants
  • remind tenants of routine maintenance or proper use of property/ equipment
    monthly management statements with financials and repairs

10% Tenant Placement / Finders’ Fee of 1 Months Rent Per Tenant Includes the Following Services.

  • listing apartment on multiple websites including our own
  • scheduling and showing the apartment to prospective tenants
  • complete online application process with credit check, employment verification
  • lease services
  • collecting security deposits and 1st month’s rent


Additional Fees for the Following Services

  • negotiations with vendors
  • acquire several quotes/ bids if applicable
  • coordinate logistics, entry and tenant notification
  • all subcontracted work cost plus 10%
  • all materials cost plus 10%
